What do I do if someone is in my parking spot?

If someone is parked in your spot, go to the front desk immediately.

• If no one is available at the front desk, call xxx-xxx-xxxx. Someone will answer right away.
• The staff will direct you to a temporary parking space.
• Take a photo of the vehicle parked in your spot.
• Management will contact Hales to resolve the issue that day or the following business day.

Who owns the parking garage and who can rent parking spaces? Are they transferable?

The parking facility is owned by the Park View Tower Condominium Association.

• Spaces are rented on a first-come, first-served basis.
• A wait list may apply and is tracked by residents (not units).
• Parking leases, wait-list positions, and decals are non-transferable and non-assignable, except in cases of vehicle replacement.

Who can lease parking spaces? How long is the lease?

• Only unit owners may lease parking spaces.
• All leases are month-to-month.
• Unit owners may lease their space to tenants or renters using the approved lease format from management.
• Parking spaces are not available to non-residents.

How do I rent a parking space?

Contact Hales Property Management to check availability. If spaces are open:

1. You will receive available options, a lease form, and a response deadline.
2. Once approved, you will be issued:
   • A parking decal (must be affixed to the lower left of the rear windshield).
   • A garage fob for entry and exit.

Important:

• Board members and Park View staff are authorized to verify vehicles, spot assignments, and approve towing of unauthorized vehicles.
• However, all changes to parking assignments or vehicle information must be reported directly to Hales Property Management.
• Residents are responsible for keeping all vehicle information up to date.
• Any unregistered vehicle is subject to tow at the owner's expense.

What are the parking spot limits per unit?

• Maximum 1 spot per resident
• Maximum 2 spots per condo unit
