Building Engineer — Position description

Job summary

Performs a variety of maintenance and cleaning tasks to keep the building clean, safe, and in good working condition. Requires basic maintenance knowledge around building repairs and hands-on cleaning experience.

Reports to: Property Management Company's Community Manager (CM)

Responsibilities
  • General cleaning and upkeep of the building's interior and exterior, including all surfaces and materials throughout common areas
  • Vacuum, sweep, and mop floors, including garbage chute rooms and stairwells; spot-clean carpets
  • Wash windows, mirrors, and building interior/exterior door frames and canopy
  • Clean and disinfect restrooms; keep restrooms stocked with toilet paper, soap, and paper towels
  • Mix liquids and solvents from basic materials to create effective cleaning supplies
  • Operate and maintain equipment such as vacuums, the power washer, leaf blower, and floor cleaner
  • Collect and dispose of trash from all building common areas
  • Respond quickly to urgent situations, such as spills, that require immediate attention
  • Perform minor repairs (e.g. changing light bulbs, fixing leaks); notify a supervisor when a repair is major, structural, or requires a licensed trade
  • Monitor heating, cooling, the pump room, and other building systems
  • Maintain building security — locking doors after hours, storing keys, and using access codes for restricted areas and rooms
  • Perform outdoor upkeep as needed, including mowing grass, shoveling snow, and maintaining entrances and walkways
  • Order and maintain an adequate stock of cleaning supplies and equipment
  • Complete assigned tasks in a timely manner with minimal supervision
Requirements
  • High school diploma
  • Ability to lift at least 25 pounds
  • Able to manage time efficiently and work well when a supervisor isn't present
  • Basic math skills
  • Able to work safely with a variety of cleaning chemicals and solvents
  • Working knowledge of basic electrical work and carpentry

Daily — Lobby
  • Empty all trash receptacles
  • Vacuum daily debris from the lobby floor and elevator areas
  • Disinfectant-mop lobby and elevator floors, including borders
  • Wipe down the lobby desk; polish and clean glass
  • Spot-clean walls and painted surfaces to remove marks as needed
  • Wipe down door handles, light switches, and Plexiglas
  • Check the mailbox area and discard old flyers/advertisements
  • Clean the entry threshold
Daily — Garbage room / dock
  • Inspect the garbage chute to ensure there are no blockages
  • Rotate the garbage dumpster; remove any overflow
  • Prepare garbage bins for pickup days (Monday, Wednesday, Friday)
Daily — Laundry room
  • Wipe down washers, dryers, tables, and table/chair legs
  • Remove lint from dryers (vent trap and dryer door vent)
  • Disinfectant-mop the laundry room floor
  • Spot-clean doors and walls
  • Empty trash and lint traps
Daily — Washroom (or 2x/week depending on usage)
  • Empty waste bins; wash and add new liners as needed
  • Disinfectant-mop and wipe down all hard surfaces
  • Sanitize and clean the basin, toilet, door, and fixtures
  • Check and refill the soap dispenser as needed
  • Wipe down all reflective surfaces, including mirrors
  • Spray-disinfect the sides of all surfaces, including the toilet, door, and sink
Daily — Common areas
  • Pick up trash on the exterior of the property and parking area
Weekly — Lobby / common areas (3x/week unless noted)
  • Vacuum all carpets (2x/week)
  • Squeegee lobby glass windows inside and out
  • Wipe down window framing in the vestibule and lobby
  • Wipe down the intercom; spot-clean the surrounding wall area
  • Wipe down heater casing covers in the vestibule and lobby
  • Check security of all exterior doors
  • Check serviceability of all lights
  • Identify vandalism or graffiti
  • Clean entry glass and door frames
  • Sweep, mop, and vacuum the floor and mats
  • Dust plants and wipe down the planter container
  • Organize the mail area and remove junk mail
Weekly — Stairwells & garbage room
  • Sweep stairwells (1x/week)
  • Dust window sills and horizontal ledges (1x/week)
  • Wipe marks from walls/doors as required
  • Clean the dock area (1x/week)
  • Clean garbage chute rooms and doors (1x/week)
Weekly — Elevators & laundry room
  • Vacuum and mop the elevator floor (3x/week)
  • Polish elevator doors and wipe/polish the interior cab (1x/week)
  • Wipe down elevator panel walls, doors, and tracks; clean elevator tracks (1x/week)
  • Mop the laundry room floor (3x/week)
Monthly
  • Pressure-wash the garbage room floor; clean the overhead chute and dirt spots near chute bins; maintain garbage bin cleanliness
  • Disinfectant-mop the garbage room
  • Polish the front desk / clean glass and Plexiglas on walls
  • Clean baseboards and spot-clean walls
  • Clean vents, including all vents in the lobby, laundry room, hallways, and elevators
  • Clean behind the laundry room washers and dryers
  • Wipe down garbage chute rooms/doors/handles with disinfectant; spot-clean walls
  • Mop garbage chute floors and borders on all floors with disinfectant
  • Dust all light fixtures and fire extinguishers
  • Check hallway walls and remove visible marks (3–4 floors/week)
  • Replace hallway/stairwell bulbs as needed
  • Check exit stairwells; clean and mop landings/stairs as needed
  • Touch up paint on common-area doors/framing as needed
  • Vacuum fabric lobby benches (spot clean as needed)
As needed
  • Remove cobwebs from ceilings
  • Check and replace all light bulbs
